On an episode of Homes Under the Hammer, Tommy Walsh viewed a home in Askew Village near Shepherd’s Bush, West London. Askew Village offers residents the feel and charm of village life while


being well-connected to central London. The property was a one-bedroom first floor flat located on a pretty suburban street. On entering the property, the flat didn’t appear to be in a bad


condition. The rooms were neutrally decorated and the bathroom and kitchen were functional yet dated. However, the flat had no central heating or double-glazing. The kitchen also needed

internal doors and flooring had been put in. The one-bedroom flat had been decorated to a high standard throughout with gorgeous marble tiles in the ensuite shower room. Lilly originally


wanted herringbone flooring but it was coming in over budget and would have taken longer to install. Thanks to Lilly’s careful spending, she only spent £38,000 on the project, saving


£12,000. However, the project did take longer to complete, taking nine weeks in total. In June 2022, a local estate agent came to view the property and value it. The agent said they would


put it on the market with an asking price of £425,000 and would look to achieve offers above £400,000. With a total spend of £323,500, selling the property for £400,000 would leave Lilly


with a pre-tax profit of £76,500. The company Lilly worked for were hoping to sell the property and reinvest the profits in a new project. The flat could achieve a rental income of £1,650
